What to expect working with Christina
I’m Christina Vance.
It’s lovely to meet you. I work with Buyers and Sellers throughout the Scottsdale/Phoenix area who want an agent who will deliver the highest quality of service. In a past corporate life I myself was in the client seat of buying and selling homes working with various real estate agents throughout the three states I’ve lived in (Maryland, Pennsylvania, and now of course Arizona). This put me in a unique situation of really understanding the importance of a good agent. I think most anyone reading this can relate in that often the best leaders are those who have taken the good qualities they’ve seen in others and emulated those while also recognizing and avoiding what really doesn’t work. As a buyer, you need an agent who will really listen to your wants and needs. Someone who not only has the IQ for contract compliance but also has the EQ for negotiations and even sometimes dealing with a difficult person on the other side of the deal. You’ll want someone who returns emails/calls/texts promptly. Someone who makes availability so you don’t lose out on a home. Someone who is connected and can point you in the right direction for lenders, contractors, inspectors, etc. Someone who is willing to work on your timeframe and will not be pushy towards you. Someone who is full-time and can competently write a contract. Someone who will give you valuable information on what other homes in the neighborhood have closed for and historical sales information. Selling a home for the right price also requires strategy. Strong knowledge of the market, research on current market values, a thorough marketing plan including professional photography, video, and social media promotions. It doesn’t end with marketing, once a home has interested buyers a listing agent must have some sales skills. Every time I list a home I know my phone will ring on day one with questions. It’s important to take those calls and be knowledgeable on the home to answer the questions and give the highlights of what makes the home special. Every home has something special about it. A fixer-upper has value. A luxury home has amenities. And of course, being able to talk about the neighborhood is important too. Maybe there are great restaurants nearby or easy commute based on location within the valley, or maybe there’s an awesome yoga studio down the street or a popular hiking trail. If I’m not already familiar with a neighborhood for a listing of mine, I’ll get out into it and get familiar.
