When you begin thinking about selling your home, even in a strong seller's market, the listing agent matters. A good listing agent can net you more for your home than someone with a limited strategy or marketing plan.
Below are just some of the things you should expect from your listing agent. There are over 70,000 licensed agents in Arizona so keep in mind that as with any industry some will be excellent, and others not so much.

I've has been using Facebook advertising since 2018 and has have over 68,000 views of those ads. I'm also a long time user of Pinterest and organically reach 20.1K people per month. Did you know Arizona has over 200 people per day moving to the state? You probably don't know a whole lot of people originally from Arizona. By reaching people online, we can sometimes get to people who don't already have access to the MLS or your home might not have showed up in their criteria but for a reason they may have overlooked if they had the chance to see it. I'm also really excited about the brokerage I hang my license with, North&Co. They are locally based out of Arcadia and have a little over 200 active agents but have the productivity of a significantly larger brokerage, regularly ranking in the top 10 in production in Phoenix and that's with over 3000 competing brokerages, some of whom with thousands of agents. You must be a full-time agent to work with North&Co. We have weekly conference calls, and loads of classes and workshops to be sure all the agents keep their skills sharp. Plus, it's probably the best-looking yard sign you could hang in your yard! Branding matters.

- Professional videography
- A well crafted description. I like to listen to homeowners about what their favorite things have been living in the home and combine that with information that an out of town buyer might not know if they haven't already been in the neighborhood before, such as walkability to coffee shops etc. And of course anything else special or unique to the home goes here. I always get homeowner sign off on this and welcome collaboration when a homeowner likes to be involved in this step.

- A YouTube video. Did you know Google owns YouTube? Having a YouTube video can help your Search Engine Optimization (SEO)
- Social Media posts. The channels I use for these vary depending on the home. Always on Instagram, Facebook, and YouTube. Depending on the home I've also used LinkedIn, Reddit, and Pinterest with social media posts and ads.

Strategy
- Getting the timing right. This includes what day of the week to go active, should you use coming soon status first, should you allow showings during coming soon, and avoiding go active dates on holidays when people leave town.
- Pre-listing walkthrough to help you prepare for photo day
- List price - I will arm you with recent comparable sales, we'll compare location, size, and condition and I will walk you through various potential scenarios at different listing prices. At the end of the day it is your decision the price your home gets listed for, but you will be well educated before making that decision.
- The right number of photos included in the listing. Have you ever looked at a home for sale and there are only 5 photos, and you're left thinking it must be junky in the other rooms or the first 18 photos are all of the front of the house and you get bored and click to the next listing? Me too. Both the right number of listing photos as well as they order they are placed in are all part of the listing strategy
Other important skills you might not know that you really want in your listing agent.
- Ability to handle buyer objections
- Strong negotiation skills, even when receiving multiple offers if your agent doesn't get on the phone and talk with the buyers agents you could wind up with ten offers all $10,000 over the listing price, instead of ten offers that each have escalated the previous offer.
- Answers the phone / email / text or responds within reason. This should go without saying, but here I am saying it. It's important. It's important both for communication with you the seller and also for communication with potential buyers and buyers agents.
- Full time is good for a litany of reasons. Full time usually means a stronger understanding of the current market, thorough knowledge of the contract to keep you safeguarded, more likely to have encountered special circumstances that might arise, stronger general knowledge in the business, less likely to be out of the industry in the future creating for you a possible forever agent.

Each home is unique, so the marketing plan, while it should have some things that are standard practice, there are others that might be unique to the home.

It is VERY common for me to have a buyer who tells me they must have ABC in a home. Four bedrooms for example, and then they send me a home with just three bedrooms that they found on Zillow but it wasn't in my search results for them because it didn't meet what I thought was the minimum bedroom count.
3. Additional advertising allows me to get more more views and continue to bring up the home. Once you list a home, unless there is a price reduction or a status change the only automatically generated email that goes out to home shoppers is the new listing email. Sometimes, you just need them to take a second look. Maybe they were distracted on the first look, thought they were looking for something different etc.

I am the sole admin of the Facebook group: South Scottsdale Living with 3.8K members and growing. I use this very sparingly for advertising so that when I do make a post about a home I have listed it makes an impact. Otherwise I'm posting about fun stuff around the community for people to do.
Sometimes you just know you need the Aerial Photography to really showcase the surroundings. & when I can get creative like the above open house integrating the neighborhood art walk, I really love to do that.
